I am 62 years young married to Pam for 39 years and have a daughter Stacey who is 36 and threatening to leave home when she reaches 40.
From a rather indifferent education got whilst following my father round the globe on various army postings I progressed to, yes the Army. In particular the Royal Engineers for no reason other than the Training camp was 3 miles from where my parents lived. My Mother thought she had finally got rid of my washing once I joined up, but it’s marvellous what a box of Black Magic will do.
Initial training was as a combat engineer then as an architectural draughtsman. From here I progressed to Clerk of Works and finally to project planning.
I have an HNC in Building along with several academic medals won by examination.
I have worked in Africa, North and South America, the Falklands and Europe on both building and civil engineering projects. I have been stationed in Germany, three times, with several tours in the UK and the Falklands.
I left the Army in 1986 having completed 22 years service and bought a failed Kall Kwik Printing franchise in Bolton. Pam and I turned it into a successful centre and sold it as a going concern in 1994. From here we moved into our own Second Hand and Pawnbrokers shop in Preston which we owned and ran until the lease expired in 2004.
I had been interested in the property market from the early part of the new millennium. I finally took the plunge and re-mortgaged the house in 2003. With the proceeds I bought 2 flats in York, both off plan, which on paper cost me £6000 each.
These were a disaster. They were overpriced and the rental achieved against 91 other flats was only 60% of the quoted rate as all were released onto the open market at roughly the same time.
This was not a good start to our property empire and showed my lack of experience in looking deeper into the due diligence. All the mistakes I made were foreseeable much to my continued annoyance.
Confidence took a beating on this deal and it was not until mid 2005 that I bought 5 more new build properties. These were bought through a property finding company, were valued at £919,490 and cost me £1,116 or £224 each to buy. I spent a further £7500 on carpets and curtains and let them out using local management agents.
These have risen in value, at least on paper, by £77,500 in the last year.
In November 2005 I wrote a book about my good fortune in spending so little buying so much. The book is A Step By Step Guide to Buying Property Using Other Peoples Money. Possibly a little long as a title but an accurate account with all the figures and decisions made. I started selling this on the internet in January 2006 and it has been very well received. Over the last 16 months I have built up a mailing list of investors interested in property. In July I was approached by Tony Lee with a proposition to advertise 5 townhouses he had found to investors on my list.
This has progressed to a fledgling property finding company with the right connections and a different marketing strategy.
We are promoting new build property sales to investors based upon the business model developed in my book. Our aim is to get you the investor into property as cheaply as possible.
I still have other business interests on the internet and regularly initiate joint venture projects with other list holders.
We live in a 3 bed roomed cottage in Blackburn. It was bought in October, 2003 for £154,500 as a refurbishment project. We still have a few bits and pieces to do to complete the works. It was recently valued at £325,000.
